September Real Estate Recap for Manhattan Beach
Take a look at our overview of the month that was for real estate in Manhattan Beach CA during the month of September 2021. While it was a bit of a down month for the number of homes that closed escrow, it was a very impressive month in terms of home prices. There were 43 homes that sold during the month which was lower than the 61 that closed in September 2020 but median sales price was WAY do primarily to several oceanfront homes selling on the Manhattan Beach Strand during the month. The median sales price was $3,954,000 which was dramatically higher than the already impressive $3,058,000 from a year earlier. Welcome to the month that was for real estate in Manhattan Beach. It was another impressive showing for home sales in Manhattan Beach CA.
There were 44 on market home sales which is a very impressive month. The average list price was $3,999,739 with the average sold price at $3,934,8363. Homes averaged only 45 days on market before going into escrow. The top sale of the month was a beachfront home located at 2316 The Strand, Manhattan Beach 90266 which closed at $16,500,000. The low sale was a 2 bedroom townhome in east Manhattan that closed at $1,090,000. 4 of the homes were beachfront on The Strand.

6….Count Em 6…..Beachfront Homes Sold on The Strand in Past 45 Days
Good days for the luxury home market on the beach. What a month and a half it’s been for the luxury real estate market of The Strand. The Strand is the beachfront strip of homes and properties in the sand section of Manhattan Beach California. This is some of the most sought after real estate in the country and 6 homes selling in 45 days is beyond rare. To give it some context there were only 6 on market beachfront Strand property sales in all of 2020. The past 40 days has been nothing short of amazing on the Manhattan Beach Strand. The average “asking” price for the properties that sold was $10,832,167 with the average “sold” price at $10,562,500. It’s important to keep in mind that many of the homes prices had decreased considerably from their initial “listing” price when first on the market.

Manhattan Beach Property Sales and Home Prices During August
The good times just kept coming (well maybe not if you’re a buyer) in Manhattan Beach. Despite the pandemic and uncertainty in the world the real estate market in Manhattan Beach was definitely hot. The month saw 48 on market home sales which was the highest number of sales during the month for the past few years. The other numbers were also impressive with the median “asking or list” price at $2,957,500 and the median “sold” price at $2,865,000 indicating a softening market in terms of pricing but still a strong seller’s market.
The highest priced property sale of the month was a beachfront fixer/tear down duplex at 516 The Strand which sold at $14,500,000 very quickly which is extremely rare for beachfront homes in Manhattan Beach.
