Manhattan Beach home sales in February 2022
Let’s take a look at the home sales in Manhattan Beach during this past month. The number of home sales was slow but an improvement over January. There were 24 home sales on the MLS during the monnth compared with 17 in January.
The average “asking” price was a pretty incredible $4,018,917 with the average sold price at $4,067,648 meaning that homes generally sold above the original list price indicating that it is definitely still a sellers market. The average price per foot was $1,568 and avera days on market was 37

September Real Estate Recap for Manhattan Beach
Take a look at our overview of the month that was for real estate in Manhattan Beach CA during the month of September 2021. While it was a bit of a down month for the number of homes that closed escrow, it was a very impressive month in terms of home prices. There were 43 homes that sold during the month which was lower than the 61 that closed in September 2020 but median sales price was WAY do primarily to several oceanfront homes selling on the Manhattan Beach Strand during the month. The median sales price was $3,954,000 which was dramatically higher than the already impressive $3,058,000 from a year earlier. 6….Count Em 6…..Beachfront Homes Sold on The Strand in Past 45 Days
Good days for the luxury home market on the beach. What a month and a half it’s been for the luxury real estate market of The Strand. The Strand is the beachfront strip of homes and properties in the sand section of Manhattan Beach California. This is some of the most sought after real estate in the country and 6 homes selling in 45 days is beyond rare. To give it some context there were only 6 on market beachfront Strand property sales in all of 2020. The past 40 days has been nothing short of amazing on the Manhattan Beach Strand. The average “asking” price for the properties that sold was $10,832,167 with the average “sold” price at $10,562,500. It’s important to keep in mind that many of the homes prices had decreased considerably from their initial “listing” price when first on the market.

October 2019 Home Sales in Manhattan Beach
October was yet another solid month for home prices in Manhattan Beach CA, although the number of sales slowed quite a bit. During the month there were only 23 closed sales in this charming coastal city. The median list price was $2,195,000 with a median sales price of $2,129,000 indicating a solid, but slowing market. For much of the past 2 years the median sales prices were at or even above the median list prices. The lowest home sale of the month was a smaller 1,000 foot 2 bedroom townhome at 463 36th Place that sold for $1,150,000 and the highest sale of the month was $6,650,000 for a massive 6,000+ sq foot 5 bedroom home in the hill section at 304 Ardmore. Average price per square foot (which isn’t overly relevant in Manhattan Beach due to varying views, locations and lot sizes) was just over $1,062.
